'Stunning' West Vancouver chateau-style home listed nine times without a buyer

Despite numerous price drops, a West Vancouver home just listed for sale and described as a “stunning architectural masterpiece” has not been able to court a buyer in five years.
Described as a “French chateau,” the home includes many luxurious features and views that would make all of your friends jealous; that is, if you could afford a home listed for $10,998,000.
That’s higher than the most recent assessed value of $8,303,000. In a rare case for Metro Vancouver properties, the building ($5,024,000) is actually valued higher than the land ($3,279,000).

The home, located at 2188 Westhill Wynd, was listed on April 15. The six-bedroom, eight-bathroom home could make a great fit as a mansion in a film like Knives Out.
Speaking of films, for once, a home listing features pictures of TV screens without Daniel Craig as James Bond displayed on them.
Instead, we get a movie from another James.

The home was built in 2020, the same year it was first listed for sale. Although its price has fluctuated since then, the current asking price is the lowest it has been listed for.

The West Vancouver home also features a gourmet kitchen and a French La Cornue range, which the listing calls “an entertainer.”
A quick Google will show you that French La Cornue ranges aren’t cheap; depending on the model, they can cost tens of thousands.
“Over the top quality is a must-see,” the listing adds.
One of the bathrooms features a bathtub with stunning views out a window beside it. The views don’t stop there, though. Many of the rooms feature impressive views of the North Shore.

According to the Real Estate Partners, the home is “world-class,” with marble and stone finishes. The listing adds that the “curved swimming pool” and hot tub allow for “family swims and relaxing hot tub romances.”

The home was listed for $12,890,000 in 2023. In July 2024, that price came down to $11,888,000 before the listing was terminated. In 2024, it was listed again for $12,890,000, and that listing was terminated in January 2025.

The highest asking price for the home was in 2021, when it was listed for $16,888,000, more than double its assessed value ($7,002,000) that year.
Since 2020, the home has been listed nine times.
