'World-class' West Vancouver home listed for nearly $25 million

A brand new massive and bougie luxury home in West Vancouver was just listed for nearly $25 million.

835 Farmleigh Rd. features six bedrooms, ten bathrooms, and a massive 13,003 sq. ft. of living space, on a lot of around 28,000 sq. ft.

Previously, BC Assessment valued the West Vancouver property at $7,929,000, with the land value alone assessed at $4,930,000.

Listed by Luxmore Realty, the agency will need to buck a trend that has been plaguing the Vancouver luxury housing market since before the start of the year.

According to the listing, the luxury home was built by Homes by Valentino and features various Italian touches, including cabinets and panelling.

The listing describes the property as a “magnificent world-class luxury residence.”

Some of the amenities include a gourmet kitchen, large rooms, a 14-foot ceiling on the lower floor, a wine bar, and an entertainment area beside a large indoor pool.

The views of the city are some of the best we’ve seen.

“This luxury estate [is] in a class of its own,” the listing concludes.

Other features include a sauna, a turbo spa, an elevator, and a smart home system. Additionally, there’s a three-car garage and an inner courtyard, which features water fountains and a gazebo.

The property that stood before this new build was last sold in 2023 for $5,550,000. Before that, it sold in 2021 for $3,760,000.

Whatever stood at this address in 1979, it sold for just $178,000. You can’t even get an apartment in Metro Vancouver for that low a price anymore, let alone a full plot of land and potentially a home.
