'Extraordinary' West Vancouver home sees $7M price drop since 2025

An absolutely stunning home in West Vancouver, with just as stunning a price tag, has seen a huge drop in price compared to last year, highlighting another example of a struggling luxury housing market.
A property located at 2743 Willoughby Rd. was just listed for $19,800,000. While that may look like an enormous price tag, the same home had actually been listed in 2025 for a whopping $26,800,000. So in just over a year, the price dropped by $7 million.
BC Assessment lists the value of the home at a much lower $12,679,000.
The property features seven bedrooms, nine bathrooms, and nearly 19,000 sq. ft. of living space. Photos of the property reveal that it’s situated with quite the stunning West Vancouver backdrop.

The listing describes the home as an “extraordinary” concrete estate, which occupies an entire corner block.

It adds that the property was designed by Paul Grant and built by Gordon Wilson, calling it an “architectural masterpiece, with a limestone exterior, a heated driveway, marble detailing, and hand-painted ceilings.”
Some of the interior areas of the home look more like the Vancouver Art Gallery than what you’d find in a typical Vancouver home.

“A spectacular 45-ft indoor pool anchors the resort-inspired amenities,” the listing states.

Along with the swimming pool, there’s also a wood-panelled sauna, a steam room and even an area to cold plunge.

Other features include a 100 per cent load generator, an elevator, and a chef’s wok kitchen. If you happen to have eight vehicles, there’s also an eight-car garage.

Over the last few months, we’ve seen and published several reports about how the real estate market in Metro Vancouver has shifted completely in the buyer’s favour.
That is abundantly clear in the luxury market, with listings highlighting just how difficult it is to sell a luxury property in the current economic climate.
Even just last month, Sotheby’s International Realty Canada highlighted how challenging the luxury market is for sellers.
“Over the past two decades, West Vancouver’s luxury real estate market has undergone dramatic change, shaped by economic cycles, changing market conditions, and extraordinary price growth. As Sotheby’s International Realty Canada celebrates 20 years in West Vancouver, newly compiled data reveals how dramatically the luxury market has evolved and where it stands today,” Sotheby’s stated in its report.
