A new home in West Vancouver was recently listed for sale, and for a whopping nearly $25 million, we thought we’d look inside to see why it’s so expensive.
Homes in West Vancouver are typically quite a bit more expensive than homes in other parts of Metro Vancouver. They offer more space, and there’s generally more in the way of high-end luxury property in the North Shore city.
The home we’re focusing on, located at 835 Farmleigh Rd., features seven bedrooms, 10 bathrooms and 13,003 sq. ft. of living space on a massive lot of 28,314 sq. ft.

The home is listed for $24,880,000. The most recent assessed value for the property is $7,929,000. However, that assessment is dated July 1, 2024. The land value was most recently assessed at $4,930,000. We’ll have to wait until next year’s assessment to see how BC Assessment values the house.
