Over $2M shaved off West Vancouver home that has failed to snag buyer

A West Vancouver home got a sizable asking price reduction as it has so far failed to snag a buyer in the unpredictable B.C. housing market.
We’d previously reported on the British Properties home, which has its own basketball court, last year when it was listed for almost $22 million.
The house, located at 1036 Eyremount Dr., is a seven-bedroom and 11-bathroom home offering over 11,300 sq. ft. of living space.
It’s now listed for $19,880,000, after over $2 million was shaved off the previous asking price. Listings for the property go back to June 2025, when it was initially listed for $21,980,000. That listing was terminated in December 2025, before it was listed again for the same price.
That listing was also terminated on March 16, before the new listing for $19,880,000 went up on the same date.
The home was built in 2020, and the most recent BC Assessment values the home at $8,354,000, well below the asking price. The land value is listed at $4,186,000, the same as the value of the buildings, according to BC Assessment.
That’s also much lower than the previous assessment, which valued the home at $9,238,000.

The most recent report from Greater Vancouver Realtors states that the benchmark price for a detached Vancouver home is $1,835,900. The report also found that a detached home spends 49 days on average on the market.
The benchmark price for a detached home in West Vancouver is $2,935,900.
The BCREA recently reported that home sales dropped in every B.C. region in February, and things aren’t expected to get much better in 2026.
