'Rare offering': Vancouver sub-penthouse gets third price drop since 2024 without buyer

A Vancouver sub-penthouse in a building that has been talked about a lot on social media just got its third price drop since 2024 with no buyer.
The property, located at 3902-1568 Alberni St., was just listed for $9,278,000, getting closer to its most recent assessed value of $8,236,000.
According to Zealty’s listing history for the property, the Vancouver sub-penthouse was first listed for sale in June 2024 for $13,500,000. In 2024, the property was assessed at $9,736,000.
That listing expired in November 2024, before being listed again in May 2025 for the same price. By the time that listing expired, the price had been dropped down to $11,998,000. The listing expired in November 2025.

In February 2026, the property was listed after another price drop to $9,980,000. That listing expired on Aug. 15, 2026, before being listed again earlier this week for $9,278,000.

There has been lots of activity over the past couple of years at 1568 Alberni St., including this property that features a sky pool, which sold for $15 million, well under the initial asking price of nearly $22 million.
The most recent report from the Greater Vancouver Realtors group showed that there was a big drop in apartment and condo sales between June 2026 and July 2026.
In June 2026, 1,103 apartment sales were reported compared to 952 in July. There was also a big drop in active listings between June (7,104) and July (6,796).
