Massive Point Grey home listed for over $30M despite huge price drop
A massive Vancouver home in Point Grey, which was listed earlier this year, has just received a substantial price drop but remains listed for over $30 million.
We last reported on 2781-2789 Point Grey Rd., which is a duplex, earlier this year when it was listed for $36 million.
The home was recently re-listed after a $3 million price drop with a new asking price of $33 million. BC Assessment has the home valued at $26,686,000, making it one of the 50 most valuable properties in the province. Pretty much all of that amount is attributed to the land value ($26,676,000).

This home has been in the hands of the same owners for 82 years and “awaits its next chapter.”
The current property is 5,798 sq. ft., but it sits on two huge legal lots, which equal 19,472 sq. ft. The new owner will have plenty of room to work with if they are planning a new build. The listing also calls it one of Vancouver’s most sought-after neighbourhoods.

While the home has been well-maintained, considering it was built in 1968, pictures reveal that some parts of the home have aged better aesthetically than others. The foundation and structure appear solid.

Home prices have been dropping for months, and while there has been a slight uptick in ultra-luxury property sales in Vancouver, there haven’t been many homes selling for anywhere near as much as this huge Point Grey residence.
