The property, listed for $36 million, is located at the Kitsilano waterfront, an area the Westside Tom Gradecak Realty listing calls “prestigious.”
According to the listing that went up earlier this month, the lot is almost half an acre at 19,472 sq. ft. The home features 10 bedrooms and six bathrooms. Still, the big selling point is future development potential, referring to it as a “blank canvas for renovation enthusiasts seeking to create their dream sanctuary.”

Two addresses are listed for the property. 2781 and 2789 Point Grey Rd. The property is currently assessed at $26,686,000, a little under $10 million below the asking price. The home features 5,798 sq. ft. of space.
The home had a higher assessed value in 2018 when it was valued at $28,152,000.
“This exceptional residence awaits its next chapter after 82 years with the same owners,” the listing states. The property is a split-level home, and the listing adds that it’s positioned on the “coveted Millionaire’s Row.”
Based on a search of listings across Canada on REW, this property is one of the most expensive listed homes in all of Canada, with only a few luxury Vancouver properties listed for more.
