What a nearly $10M condo looks like in one of Vancouver's iconic towers

A Vancouver condo was just listed for sale in a tower that stands out due to its unique design.
If you don’t know the Alberni, one of Vancouver’s iconic high-rises, by name, you’d definitely know it if you saw it. Alberni was designed by renowned Japanese architect Kengo Kuma, and it’s a 43-story, mixed-use residential tower.
One of its unique characteristics is the carved-out sections or ‘scoops’ that create unique balcony spaces.
Recently, a sub-penthouse condo at the Alberni was listed for sale for $9,980,000. It features three bedrooms, four bathrooms and 3,008 sq. ft. of living space.

Some of the luxurious touches include floor-to-ceiling windows, indoor/outdoor living, and glass sliding doors that lead out to oversized covered terraces that the listing says are “ideal for year-round use and entertaining.”
Some of the views you can see from the condo include the North Shore mountains, Stanley Park, English Bay, and downtown.
“The open concept interior is anchored by a sleek, high-end kitchen with integrated Miele and Sub Zero appliances. The primary suite includes a private terrace, dressing room, and spa-inspired ensuite overlooking Coal Harbour,” the listing says, adding that the unit is a “rare offering.”

As a building, Alberni is fairly new, having been completed in 2022. The exterior finish comprises concrete and glass.
Before this listing, the condo was listed in June 2024 for $13,500,000. In May 2024, it was listed for the same price, before dropping to $11,998,000 without a buyer. That listing expired in November 2025. All three listings have been from different listing agents.
The current asking price from Angell, Hasman & Associates Realty is a tad higher than the most recent BC Assessment appraisal of $8,236,000. That’s down from $9,736,000 in 2024.
