Surrey food facility with massive freezer sold for $15M in court-ordered sale

A Surrey food facility and farm sold for a whopping amount in a recent court-ordered sale.
Surrey’s 4586 176th St., which, according to Zealty, is 76 years old, was reported sold earlier this month for $15 million.
Zealty’s listing history says the property was previously listed for $22,500,000 in March of this year. That listing was terminated in August at a reduced price of $16,500,000 before being relisted again and eventually selling for $15 million.
According to BC Assessment, the property was most recently valued at $3,281,417, but the low valuation is due to the property being farmland. The buildings were most recently valued at just under $3 million.
The property features several large features, including a massive freezer which even puts the new Costco Business Centre freezer to shame. The freezer at Costco is 14,000 sq. ft., while this Surrey property has a freezer that’s 30,000 sq. ft.
There’s also a massive processing building that comes in at around 26,000 sq. ft.

The listing speaks to the future potential of the property, saying that there’s a “large parkade [that] is great for outdoor storage, and truck access. Fertile soil is great for various crops.”
The property is also close to several major B.C. highways and the U.S. border.
A video from Farms in B.C. takes viewers on a tour, adding that the court date for the sale was earlier this month, on Dec. 11.
Zealty says that the total amount of land that was sold was over 110 acres.
