Inside the $2.5-million 2025 PNE Prize Home, located in Langley for the fourth consecutive year

The 115th PNE Fair kicks off this weekend, returning a quintessential Vancouver summertime tradition from August 16 to September 1, 2025.

Also returning for the 91st year is the PNE Prize Home.

This a brand new single-family house, spanning two floors plus a basement level, with a total indoor living space of about 3,300 sq. ft.

For the fourth consecutive year, the PNE Prize Home is located in the same new West Latimer residential neighbourhood within Langley Township in eastern Metro Vancouver, with all four homes to date located within just a few blocks of each other.

In fact, the 2025 PNE Prize Home at 19619 76B Ave. is located just a few houses down from last year’s property — right on the same city block.

This year’s PNE Prize Home is once again developed by Miracon Development, and it features a mid-century modern architectural flair.

The house features three bedrooms, three-and-a-half bathrooms, a dedicated library, and a whiskey tasting room, along with a legal two-bedroom basement suite.

Fully furnished by Yaletown Interiors, the house comes complete with high-end amenities and sustainable features. BC Hydro has supported its energy-efficient design, while Samsung has once again supplied the latest in smart home technology. A Husqvarna yard care package, EV charger, and a spacious two-car garage further round out the prize.

The PNE notes that the 2025 Grand Prize is more than just a house — it is described as a a turnkey lifestyle package. Every detail, from the artisanal interior design to the landscaped grounds, has been curated to make moving in as seamless as possible for the future winner.

The entire 2025 PNE Prize Home carries a combined total package value of over $2.5 million, including the value of the land, new-built structure, landscaping, furniture, appliances, high-end equipment, and other furnishings.

Records show the property changed hands on June 19, 2025 in a deal worth $2.198 million — for its use as this year’s PNE Prize Home. According to BC Assessment, as of the July 2024 assessment roll, the 4,011 sq. ft. plot of land alone is worth $1.011 million.

The property is in very close proximity to Willoughby Community Park — where there are various indoor and outdoor community, recreational, and entertainment facilities, including Langley Events Centre.

This house is part of the Mirada Estates development, which is oriented around a pondside public park — located just on the other side of the PNE Prize Home lot’s north fence.

On-site tours of this house are available from 10 a.m. to 2 p.m. on Saturday, August 16 and Saturday, August 23, 2025. Free tour tickets can be booked online through TicketLeader. The PNE Prize Home has not been displayed at the fairgrounds in recent years; until 2019, it was a modular structure each year, assembled on-site at the fairgrounds, then disassembled and transported to its permanent location elsewhere in B.C. for final assembly.

While this change ends a longstanding tradition and a popular attraction of the PNE Fair, which would often see very long queues for entry to tour the house, it has allowed for higher-quality construction by enabling conventional building methods instead of modular assembly.

Lottery tickets for the 2025 PNE Prize Home can be acquired online or in-person at the PNE Fair in Hastings Park. The lottery closes on Labour Day, Monday, September 1, 2025, the same day the PNE Fair will close. The draw will take place on September 8, 2025.
