Major new restaurant coming to the base of Downtown Vancouver office tower

One of Downtown Vancouver’s most recognizable office towers is gaining a new restaurant as part of an extensive renovation of its lobby and other street-level spaces.

Construction is approaching the final stages at the Park Place tower at 666 Burrard St. — located at the southeast corner of the intersection of Dunsmuir Street and Burrard Street, situated just across from SkyTrain’s Burrard Station.

This includes the creation of a full-service restaurant and outdoor patio, connected directly to the building’s redesigned main lobby.

According to City of Vancouver building permits, the restaurant will occupy a large commercial unit on the Dunsmuir Street side of the building, previously occupied by Canadian Western Bank. The work includes interior and exterior changes, as well as the construction of 4,700 sq. ft. of additional floor area at ground level. The restaurant’s patio will be located at the building’s corner with the intersection.

Upon inquiry, QuadReal Property Group, the tower’s owner and landlord, told Daily Hive Urbanized the restaurant tenant will be announced at a later date. Moreover, JJ Bean will reopen within a newly renovated space that complements the modernized office lobby.

The developer expects to turn over the space to the future restaurant tenant in Fall 2026. The operator would then complete its own interior buildout, with the opening targeted for early 2027. The overall lobby revitalization is expected to reach substantial completion in late 2026.

The restaurant is envisioned as one of the most prominent components of a broader effort to transform the base of the 1984-built office tower into a more active gathering place.

Conceptual artistic renderings show the new lobby will feature curving architectural forms, new lighting, greenery, refined finishes, and more seating. A new lounge and informal meeting areas are also planned.

The work is being led by Musson Cattell Mackey Partnership (MCMP), the Vancouver architecture firm involved in the original design of Park Place more than four decades ago.

The 35-storey tower contains about 596,000 sq ft of leasable office space, along with shops and services in its lower-level concourse. The tower is also distinct for its large landscaped public plaza along Burrard Street, featuring a major cascading water feature, which provides a public realm transition with the adjacent Christ Church Cathedral.

The investment comes as the landlords of older office buildings in Downtown Vancouver increasingly compete for tenants through upgraded common areas, new amenity spaces for office workers, and new hospitality-oriented spaces and additional food-and-beverage offerings, which increases the pedestrian activity at the public-facing spaces of such properties.

Just to the north, last year, a portion of the ground-level lobby area and public plaza of the Bentall II office tower fronting Burrard Street was converted into the Central Restaurant chain’s first location in British Columbia, featuring 3,500 sq. ft. of indoor restaurant space and 2,000 sq. ft. of patio space.

Earlier in 2026, also located nearby, construction reached completion on a major renovation and expansion of the Royal Centre office tower’s lobby, providing a new and expanded lobby entrance, and a new roof canopy structure for what was previously an open-air public plaza fronting West Georgia Street.

As previously reported by Daily Hive Urbanized, the Royal Centre lobby and plaza modernization project includes a new two-storey commercial podium, creating space for a 9,000 sq. ft. restaurant with a 4,600 sq. ft. rooftop patio. A major restaurant tenant has been secured, but its identity has yet to be formally announced.

This expansion also created a new entrance into the below-grade Royal Centre Mall from West Georgia Street. MCMP is also the architecture design firm behind the Royal Centre renovation.
