B.C.'s seventh most valuable property listed for $49 million in Vancouver
A B.C. property, one of the province’s most valuable that has been on and off the market several times since it was built in 2022, has just been listed for $49.8 million in Vancouver.
According to the latest BC Assessment with values reflective as of July 1, 2025, 4838 Belmont Ave., located in the Point Grey area, is assessed at $38,999,000. Last year, it was assessed slightly higher at $40,172,000.
The most recent assessment declared the land value at $13,610,000, a drop compared to last year’s $14,814,000. The value of the buildings actually increased slightly from $25,358,000 to $25,389,000, which could be attributed to improvements at the property.
Since 2022, the home has been listed eight times, including the current listing, through multiple agencies. The first three listings were at an asking price of $59,800,000. In November 2023, the asking price dropped to $55,800,000. After that listing expired, it was re-listed in May 2024 for $49,800,000, where the price has remained.
The most recent listing was on Jan. 9.

There’s over 12,000 sq. ft. of living area to explore, which includes Italian marble flooring on the main level. The home features its own elevator and a huge chef’s kitchen with marble countertops, as well as five bedrooms and eight bathrooms.
While the listing doesn’t offer too many pictures of the interior of the home, the pictures it shares of the outdoor areas provide a look at some of the landscaping work.

The listing says the home features a wet bar, wine cellar, gym, and indoor-outdoor pool. There’s also an entertainment-sized rooftop deck with a fireplace to enjoy “the panoramic views of water, mountain, and city.”
The luxurious B.C. property also features almost an acre (37,286 sq. ft.) of land.
