Here are Metro Vancouver's cheapest and most expensive neighbourhoods
While Metro Vancouver rent is notoriously high, there’s a big price discrepancy depending on the city you live in.
Liv.rent recently shared its Metro Vancouver Rent Report for July 2026, revealing average rent prices across nine Metro Vancouver cities.
Overall, rents have continued to fall in the past year. From July 2025 to July 2026, rents for unfurnished one-bedroom units dropped in every Metro Vancouver city by an average of about 6.5 per cent, or $143. The average price is now $2,089 per month.
Month-to-month, however, some surprising cities saw upswings. For unfurnished one-bedroom units, rents increased in New Westminster by over seven per cent, Surrey by four per cent, and Coquitlam by about 2.5 per cent.

But in Burnaby, West Vancouver, and Vancouver, rents for unfurnished one-bedroom units all decreased month-over-month. Burnaby and West Vancouver rents both dropped by about five per cent, and Vancouver by 3.75 per cent.
But despite the fact that Vancouver rents fell, it is still home to some of the priciest neighbourhoods in the entire region: West Point Grey/UBC, Kitsilano, the West End, and Downtown Vancouver.
West Point Grey/UBC is the most expensive in the region, with listings for an unfurnished one-bedroom at an average of $2,809 and a two-bedroom at $3,726. Kitsilano is at $2,467 for an unfurnished one-bedroom and $3,297 for a two-bedroom. Downtown is $2,453 for a one-bedroom and $3,096 for a two-bedroom.
Where is rent the cheapest?
If you are on the hunt for some more affordable rent, then Surrey might be the right place for you, with three out of five of the cheapest neighbourhoods located there.
The cheapest rent for an unfurnished one-bedroom in the entire region is in Newton, at just $1,408 per month. This is a full $1,400 cheaper than what you might pay for the same thing in West Point Grey.
An unfurnished two-bedroom in Newton is $2,051 — $1,675 cheaper than what you would pay in West Point Grey.
The other two Surrey neighbourhoods with some of the cheapest rent in the region are Guildford and Fleetwood.
An unfurnished one-bedroom in Guildford is $1,635 per month, and a two-bedroom is $2,023. In Fleetwood, it is $1,707 for a one-bedroom and just 1,986 for a two-bedroom.
Langley and Abbotsford are the other cities with the cheapest rents. Langley’s neighbourhood Willowbrook has unfurnished one-bedroom rent averaging at $1,713, and a two-bedroom at $2,229. In Abbotsford, average rent is $1,484 for a one-bedroom and $1,946 for a two-bedroom.
What about by unit size?
The cheapest rent in Metro Vancouver changes slightly when you look at rent per square foot. The cheapest across the region is actually Richmond, at $2.32/sq.ft, Coquitlam at $2.81/sq.ft, and 2.98/sq.ft.

However, Vancouver and North Vancouver remain among the most expensive per square foot, at $3.71/sq. ft. in Vancouver and $3.80/sq. ft. in North Vancouver.
