Langley remains an attractive spot for affordable rent, for now

Langley remains an affordable rental destination, and one that could become a lot more attractive when some key transit infrastructure projects wrap up.

It also won’t be as affordable once the Langley SkyTrain extension goes into service.

Liv.rent recently released its June insights, which include a year-over-year rent comparison across Metro Vancouver and the Fraser Valley.

The rental platform says Langley, which is geographically in the Fraser Valley but politically falls under the Metro Vancouver Regional District, has seen a large drop in rent compared to last year, and an even larger drop compared to the start of the year.

According to liv.rent, Langley one-bedroom rents have dropped 8.11 per cent compared to last June, and almost 14 per cent since January this year, with average one-bedroom rents coming down to around $1,745 per month.

Langley led all cities with the steepest declines.

“If you’re open to the Fraser Valley, now is a strong time to look,” liv.rent says.

Across all cities, rent for an unfurnished one-bedroom unit has dropped from $2,111 this January to $2,090 in June.

Folks who enter the Langley rental market now do so at an opportune time, as we’re still a few years away from the completion of the Langley SkyTrain Extension.

Award-winning real estate agent Alex Dunbar spoke about what the future could look like in Langley in a recent video, stating the obvious that property values will see a spike after the completion of the SkyTrain, which will inevitably lead to spikes in rent.

The Willowbrook area, which will be getting its own station, could see a particularly significant spike. In the liv.rent June report, the Willowbrook area saw an average one-bedroom unfurnished unit going for $1,731.

Last month, the Surrey-Langley SkyTrain extension hit a major milestone, and it was reiterated that 2029 is the target launch date.

You can actually rent a two-bedroom unit in Langley for about the same amount as a one-bedroom in Vancouver.

While Langley saw the steepest rent declines in June, it wasn’t the only city that saw rents decrease.

Burnaby and West Vancouver also both saw drops for an unfurnished one-bedroom unit. Every other Metro Vancouver city saw modest bumps compared to May 2026.

The most expensive area to rent is West Vancouver, followed by North Vancouver, and four of the five most expensive cities are located in Metro Vancouver.

“West Vancouver continued to command the highest rents across all major unit types, with one-bedroom units averaging $2,538/month, two-bedroom units averaging $3,616/month, and three-bedroom units averaging $4,954/month. Year-over-year changes remained minimal at -2.31 per cent, highlighting continued stability in the premium rental segment,” liv.rent said.

The West End is the most expensive neighbourhood to rent in, with a one-bedroom unit going for an average of $2,427 per month.

If you’re willing to go deep into the Fraser Valley, the average rent for a one-bedroom in Abbotsford is $1,481, only slightly more expensive than in Edmonton ($1,287), according to the most recent Rentals.ca report.
