The most expensive home sales in Metro Vancouver in 2026 so far

Even though the Metro Vancouver real estate market has been struggling in 2026, there have still been some multimillion-dollar home sales in the first three months of the year.
HouseSigma, a real estate platform, recently published a list of the top 10 most expensive home sales in Metro Vancouver from January to March.
The biggest sale transaction was $28 million, which is also the third-highest residential sale within the region in the past 10 years (behind a $44 million Blanca Street sale in 2024 and a $31.1 million Belmont Avenue sale in 2016).
“The biggest residential sale of Q1 2026 in Metro Vancouver was no ordinary transaction,” reads a post from HouseSigma.
However, it noted that its list has “the only 10 home sales above $7 million across Metro Vancouver between Jan. 1 and March 31.”
“It’s a far cry from the heyday of 2021 and 2022, but it’s notably more than Q1 2025, when only six sales crossed that same threshold.”
HouseSigma further said that these sales represent a “recurring pattern from the upper end of the market: sellers who spent years, and millions in price reductions (as well as, often, untold renovation costs), trying to offload their properties before finally getting deals done.”
According to the post, “Four of the top 10 sold for at least $5 million below their original asking prices.”
Here are the top 10 most expensive home sales in Metro Vancouver in the first quarter of the year.
1. 2789-2781 Point Grey Rd., Vancouver
The most expensive home sale of the year so far was a waterfront property on Point Grey Road, which went for $28 million.
Sellers first listed the Point Grey Road property for $36 million in 2024, dropped it to $33 million, and then finally to $28 million earlier this year.
It is a 5,800-square-foot house with 10 bedrooms and six bathrooms located between Volunteer Park and Margaret Pigott Park, overlooking English Bay. It was built in 1968.
2. 2612 Bellevue Ave., West Vancouver

The second most expensive home sale was on Bellevue Avenue in West Vancouver for $16,750,000. It spans 6,719 square feet, with four bedrooms and six bathrooms. Previously, this same house had sold for $5,075,000 in 2009.
3. 2604 Bellevue Ave., West Vancouver
The next sale HouseSigma lists was also on Bellevue Avenue — in fact, it was next door to the sale above.
The five-bedroom, four-bathroom, 5,577-square-foot home built in 1926 sold for $11.5 million. HouseSigma speculates that this could be a combined sale with the previous property.
4. 1050 King Georges Way, West Vancouver

This is the largest house on the list at 10,844 square feet, with six bedrooms and 10 bathrooms. It sold for $11.35 million.
5. 3243 Point Grey Rd., Vancouver
Now we are back in Vancouver, where a 112-year-old waterfront home on Point Grey Road sold for $9.25 million. It has three bedrooms and three bathrooms.
“This is a prime redevelopment play on a highly coveted lot with direct access to the beach,” wrote HouseSigma.
6. 1712 Cedar Cres., Vancouver

A 1911-built, 7,871-square-foot home in Shaughnessy with four bedrooms and eight baths sold for $8.775 million, $325,000 more than it did in March 2024.
“That’s a slim margin for what looks likely to been a two-year renovation flip rather than a regular resale,” said HouseSigma.
7. 1080 Wolfe Ave., Vancouver
This Shaughnessy neighbourhood house was built in 1912. The 5,880-square-foot home has four bedrooms and six bathrooms. It sold for $8.5 million, $5.38 million below the original asking price.
8. 1762 Acadia Rd., Vancouver
This much newer (2018 build) home near UBC also sold for $8.5 million. The owners had previously tried to sell it in 2022 at $12.98 million, in 2023 at $13.5 million, and in 2024 at $13.5 million before reducing it to $11.88 million.
“The property finally sold at a fresh $8.5 million asking price just two days after being relisted, $5 million below the peak ask,” wrote HouseSigma.
It is 6,236 square feet with six bedrooms and eight bathrooms.
9. 4208 Evergreen Ave., West Vancouver

Now we return to West Vancouver, where a 4,941-square-foot house with four bedrooms and five bathrooms on Evergreen Avenue sold for $8.2 million, $5.3 million below its original asking price.
10. 2101-1221 Bidwell St., Vancouver
