Concord Pacific begins construction on new 10-acre public park in the Brentwood district of Burnaby

Construction has now officially begun on the new Dawson Park, providing the rapidly-growing, high-density Brentwood district with a major public park and the first new park within Burnaby in nearly a quarter century.

This 10-acre park is a community amenity being funded and built by local developer Concord Pacific as a part of its multi-phased, master-planned Concord Brentwood residential development.

More specifically, it will be located along Dawson Street, immediately south of the developer’s Concord Oasis towers currently under construction.

The park, set to be achieved in two construction phases, will be transferred by the developer to the City of Burnaby upon completion, which continues a long-standing strategy in the region in which private developers — in exchange for the ability to build market residential density — provide on-site, in-kind public amenities to support high-density urban growth.

“The delivery of Dawson Park continues our 30-year tradition of creating parks and amenities for the cities where we build,” said Terry Hui, president and CEO of Concord Pacific, in a statement today, highlighting his company’s contributions over the decades to some of the region most prominent and largest urban public parks, especially on Downtown Vancouver’s False Creek waterfront.

“With the handover of Dawson Park, the total parkland developed by Concord Pacific across the country will exceed 70 acres — more than half the size of Queen Elizabeth Park in Vancouver,” continued Hui.

Dawson Park will be the first new park added to Burnaby’s municipal park network since the opening of Taylor Park in 2005.

Upon full buildout, Concord Brentwood — the redevelopment of a 26-acre former industrial area south of Lougheed Highway, between Beta Avenue and Delta Avenue and within a short walking distance from SkyTrain’s Brentwood Town Centre Station and Holdom Station — will feature about 4,600 homes in about a dozen towers and over 50,000 sq. ft. of local-serving retail/restaurant space.

“Dawson Park will be a major addition to Brentwood, creating a new community park that gives residents access to outstanding outdoor amenities right in their neighbourhood,” said Burnaby mayor Mike Hurley in a statement.

“Combined with improvements to Dawson Street, this project will help make Brentwood an even more livable, connected and people‑friendly community as it continues to grow.”

The park’s first phase — reaching completion in Summer 2028 — will span more than 7.8 acres, while a future second phase will add 2.2 acres.

There will be three looping walking pathways with a combined total length of more than 1.5 km, with the largest loop being 0.75 km and enclosing a central open green space suitable for recreation and large events.

Other prominent features include an event-friendly plaza, a terraced seating area, outdoor fitness equipment, a children’s play area with water splash features, naturalized/ecological landscaping, a restored creek, and improved links to Burnaby’s broader active transportation trails. As well, in the future, there will be an overpass connecting the park to the Central Valley Greenway.

Immediately next to the eastern edge of the park, the provincial government has confirmed that the former three-acre industrial site of 4900 Dawson Creek will become the new Brentwood Town Centre-East Elementary School. No firm timeline for construction has been established, but with a capacity of up to 900 students, it would be one of British Columbia’s largest elementary schools — a strategy to better accommodate the long-term growth of Brentwood’s significant residential density that is still yet to come.

The Concord Oasis towers, representing the second phase of Concord Brentwood, are expected to reach completion in 2027. It features a one-of-a-kind private outdoor amenity space for residents — a 2.75-acre lagoon area, with a dipping-depth water area surrounded by a beachfront. It is said to be inspired by beachfront resorts such as Hilton Village and lagoon on Waikiki Beach in Hawaii.

In 2027, the first phase of Concord Metrotown — the redevelopment of the northeast corner of the Metropolis at Metrotown mall site — will also reach full completion, including Metro Vancouver’s new tallest building of the 755-ft.-tall Grand Tower.
