Canada's most expensive listing? Langley development listed for $98M

A massive development currently under construction in the Township of Langley has been listed for $98,000,600, and we’ve been informed that it’s not a typo and is likely the priciest in the country.

Located at 20264 27th Ave. in Langley and the surrounding area, the total land size for the development is approximately 40 to 50 acres, consisting of 15 parcels.

Royal LePage – Wolstencroft

Daily Hive Urbanized was informed by a Royal LePage – Wolstencroft realtor involved in the development that all the properties would be multi-family homes or townhomes. Additionally, we were told that the development would utilize Bill 44.

The listing includes a home, but we were informed that it would also serve as a gateway to the other 14 listings in the development.

The included home features three bedrooms, two bathrooms, and approximately 4,500 sq. ft. of living space.

We were informed that the firm is advertising the development as the most expensive listing in Canada, and that any offer on the property could help secure the neighbouring 14 lots as part of the purchase price.

The development is part of a comprehensive community plan for Brookswood-Fernridge, which outlines an ambitious vision for the area’s future.

“Brookswood-Fernridge currently consists of two distinct areas: the northern area that was
developed between the late 1960s and mid-1990s for urban uses, and the southern area that
has not yet been developed for urban uses,” the community plan says.

“Approximately 88% of the dwellings in Brookswood-Fernridge are owner-occupied, which is slightly higher than the Township as a whole (85% owner-occupied),” the plan adds.

“The original Brookswood-Fernridge Community Plan was adopted by Township Council in 1987. This Plan provided for a population of about 35,000 people, with 30,000 living in single detached dwellings, 3,000 living in townhouses or mobile homes, and 2,000 living in apartments.”

The development dates back to 2016 when consultation with the immediate community commenced.

“In April 2016, the Township launched a planning and engagement process to update the 1987 Community Plan to provide opportunities for growth and redevelopment in the undeveloped areas while maintaining existing land uses and densities in the developed areas of the community.”

The documentation also includes a vision of what the future of the area could look like.
