Retail, offices, and homes proposed for corner of 49th Avenue and Cambie Street

A prominent corner along the Cambie Street Corridor could be transformed into a mixed-use, transit-oriented redevelopment.
Acton Ostry Architects has submitted a rezoning application to turn 6409-6487 Cambie Street — the northwest corner of the intersection of West 49th Avenue and Cambie Street — into a 131-ft-tall, 10-storey building, replacing four single-family dwellings.

This land assembly is located just across from the Canada Line’s Langara-49th Avenue Station.

The proposal calls for 127 market residential units, with a unit mix of 21 studios, 36 one-bedroom units, 53 two-bedroom units, and 17 three-bedroom units, including live-work townhomes in the laneway.
There is also 10,700 sq. ft. of retail and restaurant space on the ground level, activating the pedestrian public realm of Cambie Street and West 49th Avenue, which are both enhanced by generous setbacks.

As well, over 27,000 sq. ft. of office space is split between the second and third levels. A daycare facility, with indoor and outdoor space for up to 37 children, is located on the second level.
Two underground levels will accommodate 163 vehicle parking stalls and 306 bike parking spaces.

A total floor area of 112,000 sq. ft. is proposed, giving the project a floor space ratio density of four times the size of the 36,720-sq-ft lot.
The project aligns with the municipal government’s Cambie Corridor Plan, maximizing the allowable height for one of three 10-storey, mixed-use sites next to the subway station entrance. There is a transition to lower heights further away.
