37 homes proposed for Main Street next to Little Mountain

A rezoning application has been submitted to redevelop three single-family homes at 5107-5119 Main Street and 196 East 35th Avenue in Vancouver.
Bogner Development Group acquired the land assembly, located immediately north of Holborn Group’s 15-acre Little Mountain redevelopment site, in October 2017.

The proposal — designed by Integra Architecture — calls for a new 65-ft-tall, six-storey building. It will contain 37 condominium homes, with a unit mix of four studio units, 16 one-bedroom units, 13 two-bedroom units, and four three-bedroom units.

The entire top floor is dedicated as an amenity space, with an indoor amenity room, outdoor amenity deck, children’s play area, and urban agriculture plots.
Two underground levels will provide 32 vehicle parking stalls and 72 bike parking spaces.
The total floor area is 28,234 sq. ft., giving the project a floor space ratio density of 2.34 times the size of the lot.
