4-storey rental building proposed for Granville Street in Shaughnessy
Two single-family homes at the southeast corner of the intersection of Granville Street and West 32nd Avenue in Vancouver’s Shaughnessy neighbourhood could be replaced with a new 44-ft-tall, four-storey rental building.
A rezoning application has been submitted by Domus Homes for the 37,983-sq-ft lot formed by a land assembly of 4750 Granville Street and 1494 West 32nd Avenue, currently occupied by dwellings constructed in 1951 and 1948 dwellings, respectively.

Both properties were acquired by the developer in March 2019, and they currently have a combined assessed value of $7.7 million.

The application designed by Stuart Howard Architects calls for 81 secured market rental homes, with a unit mix of 52 one-bedroom units, 19 two-bedroom units, and 10 three- and four-bedroom units.
There will be 60,200 sq. ft. of total floor area, giving the project a floor space ratio density of 1.5 times the size of the lot.
A single underground level will host 70 vehicle parking stalls and 154 bike parking spaces.

This proposal is being considered under the city’s Affordable Housing Choices Interim Rezoning Policy.
It follows last year’s controversial rejection of the 4575 Granville Street market rental townhouse proposal with 21 units in a four-storey building, located only less than a block north from 4750 Granville Street and also designed by Stuart Howard.
