56 rental homes proposed next to Kootenay bus loop in East Vancouver

More rental homes are proposed for the vicinity of East Hastings Street and Boundary Road in Vancouver.

A rezoning application has been submitted by PCI Developments and BHA Architecture for the site at 3555-3561 East Hastings Street — immediately west of TransLink’s Kootenay bus loop — within the Hastings-Sunrise neighbourhood.

The development site’s west parcel was previously occupied by a single-storey, 1960-built commercial building, the former location of Golden Lake Seafood Restaurant. The eastern parcel was a 1950-built retail building.

The proposal calls for a 79-ft-tall, six-storey building with 56 secured market rental homes — a unit mix of five studios, 31 one-bedroom units, 17 two-bedroom units, and three three-bedroom units.

Residents will have access to indoor amenity space opening up to an outdoor terrace facing the laneway on the second level, as well as an expansive outdoor amenity space on the rooftop, complete with a children’s play area, seating, BBQ, urban agriculture, and landscape planters.

On the ground level, about 8,400 sq. ft. of retail and restaurant space will activate the building’s Hastings Street frontage.

“The six-storey building form proposed will help maximize the availability of secured market rental units and its location on East Hastings Street near transit and commercial districts is well suited to handle the additional density,” reads the application.

Two underground levels will contain 49 vehicle parking stalls and 110 bike parking spaces.

The total floor area is 50,400 sq. ft., creating a floor area ratio density of a floor area that is 3.313 larger than the lot size of 16,100 sq ft.

Several hundred rental homes are proposed, approved, and/or planned for this area of East Hastings Street near Boundary Road on either side of the Vancouver-Burnaby border. With the bus loop, this is a transit-oriented location served by nine bus routes, including major routes such as the R5 Hastings Street RapidBus, the No. 14. Hastings/UBC, and the No. 130 Metrotown/Kootenay/Phibbs Exchange/Capilano University.
