New office campus proposed next to Production Way-University Station

A new major office campus has been proposed for an industrial site just northeast of SkyTrain’s Production Way-University Station.

A pre-leasing listing by CBRE shows plans for a multi-building office campus at 3100 Production Way, a vast 19-acre site currently occupied by warehousing and storage facilities. The project, designed by ZGF Architecture, is being developed by Blackwood Partners.

The first phase of the project being listed calls for two towers, with the 10-storey West Tower totalling 178,400 sq. ft. of office space and the nine-storey East Tower with 160,000 sq. ft.

Both towers are joined together between the fourth and seventh floors by a multi-level skybridge.

“Large open floor plates allow for maximum efficiency and tenants will benefit from exterior spaces and amenities,” reads the listing.

Altogether, there will be 341,000 sq. ft. of office space and over 14,000 sq. ft. of ground-level retail and restaurant space.

If the first phase is approved, it could be ready for occupation by the third quarter of 2023.

The site is a transit-oriented development site, not only because of its adjacency to the SkyTrain station but also because it will be next to the base terminus station for the future SFU gondola public transit line. However, the precise routing of the gondola towards the peak of Burnaby Mountain has yet to be decided.
