63 rental homes proposed for Vancouver's Hastings-Sunrise neighbourhood

A rental housing project under the Rental 100 Secured Market Rental Housing Policy has been proposed for a site two blocks west of Hastings Park in the Hastings-Sunrise neighbourhood of East Vancouver.

Chard Development has submitted a rezoning application to turn 2735 East Hastings Street — the northeast corner of the intersection of East Hastings Street and Slocan Street — into a 69-ft-tall, six-storey, mixed-use building, currently home to businesses such as The Slocan restaurant and Bao Chau restaurant.

The proposal calls for 63 market rental homes, with a unit mix of 38 one-bedroom units, 20 two-bedroom units, and five three-bedroom units.

On the ground level, three retail and restaurant units will have a combined 12,000 sq. ft. of commercial space.

The residential units in the upper levels, floors two to six, are organized around a hollow core with an outdoor courtyard amenity space on the second level.

“To increase the number of family units, maintain an efficiency of unit planning, and to maximize density, the project is configured in a courtyard form. With the courtyard, two-bedroom units along the north side of the building are able to have a bedroom facing the exterior to the north and a second bedroom facing the interior courtyard,” reads the design rationale by BHA Architecture.

“Furthermore, the courtyard brings social benefits and improved livability by supporting spontaneous interactions among residents and providing greater access to daylight and cross ventilation for many of the units.”

Additionally, tenants will also have access to indoor amenity facilities on the ground level and a rooftop amenity patio, complete with a kitchen area, seating, a dog run, and landscaping.

Two underground levels will host 61 vehicle parking stalls and 126 bike parking spaces.

The proposal calls for a total floor area of 59,301 sq. ft., giving the project a floor space ratio density of 3.68 times the size of the 16,100-sq-ft lot.
