157 new rental homes for moderate incomes proposed near Renfrew Station

Low-density areas located one block north of SkyTrain Millennium Line’s Renfrew Station and across from Broadway Tech Centre could be redeveloped into two new rental housing buildings for moderate incomes.

Under separate rezoning applications, The Molnar Group is seeking permission to redevelop the northwest and southwest corners of the intersection of Renfrew Street and East 10th Avenue into mixed-use redevelopments with a total of 157 new rental homes and about 15,000 sq. ft. of commercial spaces combined.

The northwest corner — 2543-2583 Renfrew Street and 2895 East 10th Avenue — encompasses a development site area of about 25,000 sq. ft., spanning six lots currently occupied by one- and two-storey single-family dwellings.

The proposal for the northwest corner calls for a new 67-ft-tall, six-storey building with 87 secured market rental units, with the unit mix consisting of 13 studio units, 34 one-bedroom units, 26 two-bedroom units, and 14 three-bedroom units.

Four ground-level retail units will total 8,344 sq. ft. of commercial space, and two underground levels will accommodate 58 vehicle parking stalls.

Across the street at the 21,000-sq-ft southwest corner lot — 2603-2655 Renfrew Street — will be a new 68-ft-tall, six-storey building. This site is currently occupied by five single-family dwellings.

This smaller development site will turn into 70 secured market rental units, with the unit mix entailing 15 studio units, 30 one-bedroom units, 10 two-bedroom units, and 15 three-bedroom units.

On the ground level, there will be 6,636 sq. ft. of commercial space spanning over four retail units, while two underground levels will host 58 vehicle parking stalls.

Both buildings are designed by Wensley Architecture.

The combined floor area of the proposed redevelopments is 155,176 sq. ft., with the north building spanning 86,253 sq. ft. and the south building spanning 68,923 sq. ft. The floor space ratio density is 3.42 and 3.19 times the size of the lots of the northwest and southwest sites, respectively.

Under the municipal government’s Moderate Income Rental Housing Pilot Program (MIRHPP), which will stop accepting applications on July 1, all residential space in the project must be secured rental housing, with significantly lower rents to serve moderate income households making between $30,000 and $80,000 annually.
