81 homes coming to land assembly on East Broadway near Nanaimo Street
A land assembly of six single-family dwellings near the northwest corner of the intersection of East Broadway and Nanaimo Street will be replaced by a new six-storey market residential building.
The rezoning application for 2235 East Broadway (formerly 2209-2249 East Broadway) was approved by Vancouver City Council in January 2019. A development application for the project has just been submitted.

The development site is across the street from Laura Secord Elementary School, and about four blocks east of SkyTrain’s Commercial-Broadway Station.
According to the application by Epix Developments and Taylor Kurtz Architecture + Design, this will be a wood-frame building, with a total of 81 market residential homes.
The number of units has changed slightly since the rezoning, but at least 10% are to be three-bedroom units, 25% to be two-bedroom units, and the remainder either one-bedroom units or studios. Some of these units will be townhouses with laneway frontage.
“The project also includes an accent of woodlooking metal panels to provide warmth to the material palette of off-white and charcoal and black windows and sunshades,” reads the application.
“Furthermore, a vertical green screen on the east side of the entry courtyard provides further interest into the building. Architectural concrete and back aluminum picket guardrails provide even further texture and interest at the ground plane on all sides of the building.”
Two underground levels provide approximately 100 vehicle parking stalls and close to 100 bike parking spaces.
There will be a total floor area of 65,000 sq ft, providing a floor space ratio density of 2.65 times the size of the development’s lot size.
