57 homes proposed for Grandview-Woodland in East Vancouver

An increasing number of multi-family developments continue to be proposed for the general area in and around the intersection of Nanaimo Street and East Broadway in East Vancouver.

On behalf of Lotus Capital, design and construction firm Omicron has submitted a rezoning application for the mid-block site at 2246-2268 East Broadway — roughly a 10 minute walk from SkyTrain’s Commercial Broadway Station, and on the same city block as Laura Secord Elementary School.

The application — being considered under the city’s Grandview-Woodland Community Plan — envisions a 63-ft-tall, six-storey building with 57 strata units, with a unit mix of 24 studios, 11 one-bedroom units, 16 two-bedroom units, and six three-bedroom units.

Residents will have access to indoor and outdoor amenity space located on the ground level, with the outdoor amenity area fronting the laneway.

Two underground levels contain 47 vehicle parking stalls and 114 bike parking spaces. There are also four stalls located by the laneway at ground level.

The building will have a total floor area of 45,382 sq. ft., giving it a floor space ratio density of 2.65 times the size of the 16,100-sq-ft lot, which is currently occupied by four single-family homes.
