Rental housing proposed near SkyTrain's Marine Drive Station

A minor rental housing project is proposed for a site about an eight-minute walking distance east of the Canada Line’s Marine Drive Station in South Vancouver.
Matthew Cheng Architect has submitted a rezoning application for 185-193 Southwest Marine Drive — a replacement of the two single-family homes at the northeast corner of the intersection of Southwest Marine Drive and Manitoba Street.

Falling under the city’s Marpole Community Plan, the proposal calls for a new six-storey building, and a separate three-storey townhouse building facing the laneway.

There will be 46 secured market rental homes, with a unit mix of 23 studios, seven one-bedroom units, 14 two-bedroom units, and a pair of three-bedroom units.
Residents will have access to a 700 sq. ft. indoor amenity space on the ground level that opens up to a 1,300 sq. ft. outdoor amenity space.

“The design of the buildings will feature contemporary architecture to match the emerging neighbourhood. Each unit will feature wide windows and private outdoor space,” reads the design rationale.
The total floor area is 29,058 sq. ft., providing the redevelopment with a floor area ratio density of 2.36 times the size of 12,334 sq. ft. lot.
A single underground level will accommodate 10 vehicle parking stalls, including five stalls set aside for car share, and 104 bike parking spaces.
