Four-storey mixed-use building proposed for North Vancouver

The District of North Vancouver has received a new development application to redevelop 1235 Marine Drive.

The property is near the southwest corner of the intersection of Marine Drive and Pemberton Avenue, just across the street from Save-On-Foods.

It is currently occupied by a 1971-built car dealership. The property changed hands in May 2018 in a deal worth $14 million.

Few details are currently available as district staff have only begun to review the application, but the proposal submitted by Proscenium Architecture and Interiors calls for a new four-storey building.

There will be 39 condominiums within the upper levels, and 7,030-sq-ft of retail and restaurant space on the ground level facing Marine Drive.

A total of 63 vehicle parking stalls will be provided.

The proposed total floor area is 41,319-sq-ft, giving the project a floor space ratio density of 1.75 times the size of the 23,611-sq-ft lot.
