Living in downtown Toronto is anything but cheap, but this one-bedroom condo near King Street West just hit the market with a well below-average price.

Located at 38 Stewart Street in Toronto’s Fashion District, this condo, near the intersection of King Street West and Bathurst Street, is listed for just $399,000. That’s significantly lower than the average of $727,605 that condo apartments sold for in Toronto last month, according to TRREB.

The condo is cozy but does have a sizeable kitchen with plenty of counter space and a separate bedroom, which makes it feel even bigger.

In the living room, which has floor-to-ceiling windows, there’s enough room for a couch, TV, and desk, which is great for anyone who’s currently working from home.

Although it’s small, Zoocasa agentĀ Ivan Kalinin told Daily Hive that the design makes great use of every available space.

“The unit itself has a very functional design,” Kalinin said. “Even though it is under 500 square feet, the floor plan doesn’t make it feel like it.”

Thanks to its downtown location, it’s close by to countless stores, restaurants, and other amenities.

“This is a fantastic property for either a first-time home buyer or an investor,” Kalinin said. “The location cannot be beaten, and although it is not near a subway line, the King Street streetcar will take you to your destination in no time. Further, even though it is surrounded by busy streets — King Street, Bathurst, and Portland — it is well located in that it is tucked away from the hustle and bustle of the area.”

The condo’s bedroom is tucked behind a frosted glass wall, which lets light in and makes the space feel even more open.

The unit also has a sizeable bathroom with a good-sized shower. And in the condo’s entryway closet, there’s a washer and dryer for maximum convenience.

Although the asking price seems like a great deal, Kalinin expects that it will likely sell for more.

“The condo market started to pick back up over the last few weeks so with that in mind, I wouldn’t be surprised if it attracts multiple offers and sells over asking as this price is extremely attractive,” Kalinin said.

How much exactly this quaint unit goes for will certainly be interesting to see.
