A massive new residential development could be coming to Edmonton

Edmonton could soon see more residential development, with City Council reviewing a zoning amendment to allow for a brand-new project in its northeast.
North Pointe Developments is proposing a zoning change at 380 Clareview Station Drive NW to enable a large-scale, mixed-use building of up to 13 stories.
The development would include residential units along with ground-floor spaces for pedestrian-oriented, non-residential use.
A public hearing is scheduled for Tuesday to discuss the bylaw, which would rezone the area from a Medium-Scale Residential Zone to a Mixed-Use Zone.
The site is within a 10-minute walk from the Clareview Transit Centre. The City supports the rezoning, stating that it aligns with the City Planās goals of building dense, transit-oriented, and walkable communities.

A small handful of residents have expressed their opposition to the project, citing concerns about the building’s height and potential impact on privacy.
The site and surrounding area is currently undeveloped.
The bylaw will be ready for three readings following the public hearing.
