These five Edmonton neighbourhoods are seeing houses sell the fastest

Edmonton may be moving in the direction of a buyer’s market right now, but homes are still selling quickly in certain pockets of the city.

Data provided to Daily Hive by real estate platform HouseSigma shows that Beverly Heights was Edmonton’s fastest-selling neighbourhood during the first seven months of 2026. It also saw an above-average share of homes selling over their asking price.

Homes in the northeast Edmonton community spent an average of 27.7 days on the market, less than half of the city-wide average of 61.7 days.

The neighbourhood was followed by Kiniski Gardens, in the Mill Woods area, where homes sold after an average of 28 days. Kensington, Mayfield, and Meadowlark Park rounded out the five fastest-selling neighbourhoods.

The data is based on sales between January and July 2026, in areas with at least 30 sales:

1. Beverly Heights — 27.7 average days on the market
2. Kiniski Gardens — 28 days
3. Kensington — 30.3 days
4. Mayfield — 32.5 days
5. Meadowlark Park 34.5 days

And while speed may be one measure, HouseSigma also broke down which neighbourhoods saw the highest percentage of properties selling above their asking price.

In Ottewell, 41.7 per cent of homes sold over asking price between January and July, more than double the city-wide rate of 16.3 per cent.

The areas with the highest share of sales over asking were:

  1. Ottewell — 41.7 per cent (25 out of 60 sales)
  2. Haddow — 37.2 per cent (16 out of 43)
  3. Lake District — 34.8 per cent (24 out of 69)
  4. Sweet Grass — 34.4 per cent (11 out of 32)
  5. Beverly Heights — 34.3 per cent (12 out of 35)

But despite the competition in these pockets over the last seven months, the larger Edmonton market looked a lot different in the month of July.

Greater Edmonton home sellers accepted a median of 1.8 per cent below their final asking price, HouseSigma says, while 75.2 per cent of all sales sold for less.

Homes were most likely to sell below asking in Downtown Edmonton, where 97.4 per cent of sales closed under list price. That was followed by the Meadows Area at 95.8 per cent, Walker at 95.2 per cent, Wîhkwêntôwin at 94.7 per cent, and the Heritage Valley area at 91 per cent.
