Edmonton named a fastest-growing metro in North America by 2035

A new report has revealed the top 10 fastest-growing metros in North America projected through 2035, and Edmonton is looking promising.
Higher Caps, a social marketplace for real estate, comprised the top 10 cities on the list by rating them on four key factors: natural population growth, net migration, AI-related impact, and climate resiliency, each scored out of 10.
The scores are then combined to form an overall total of 40, with higher scores indicating stronger projected growth potential over the next decade.

The top 10 fastest-growing cities in North America projected through 2035 are as follows:
- Toronto-Waterloo Corridor, Ont., with a score of 34
- Calgary, Alta., with a score of 32
- Raleigh-Durham, N.C., with a score of 31
- Edmonton, Alta., with a score of 31
- Seattle-Tacoma, Wash., with a score of 30
- Provo-Orem/Utah County, Utah, with a score of 29
- Charlotte, N.C., with a score of 27
- Austin, Texas, with a score of 26
- Dallas-Fort Worth, Texas, with a score of 25
- Tampa Bay, Fla., with a score of 21
Edmonton secured the fourth spot on the list with a score of 31. Its natural population growth scored eight, net migration scored eight, AI impact scored six, and climate resiliency scored nine out of 10, being dubbed a “northern climate haven.”
According to the list, Edmonton’s youthful base, strong immigration, relatively affordable housing market, and climate safety make it a standout over a 10-year horizon.
High scores in each of the four factors highlight different strengths in the city. A high score in natural population growth shows a younger population, with more births than deaths. A high score in net migration indicates a strong inflow of residents, both domestic and international, and a high score in climate resiliency means the city is better protected from climate-related risks.
The other Canadian cities on the list were the Toronto-Waterloo Corridor and Calgary. The Toronto-Waterloo Corridor took first place with scores of five in natural growth, 10 in net migration, 10 in AI impact, and nine in climate resiliency.
