House listings in Edmonton rise while sales plunge by 33% in January

The real estate market in January endured a hefty drop in some metrics compared to the same time last year, with a rise in listings while house sales dropped considerably.
According to the latest report from the Realtors Association of Edmonton (RAE), the Greater Edmonton Area (GEA) real estate market reported 1,151 sales in January 2026, a decrease of 12.5 per cent compared to activity in December 2025 and 27.6 per cent compared to January 2025.
There were 2,518 new listings — a month-over-month increase of 84.2 per cent and a year-over-year increase of 4.7 per cent. Inventory levels rose 8.5 per cent from December and are 32.7 per cent higher than in January 2025.
Average selling price across all residential property types decreased by 1.4 per cent from the previous month to $448,761, a number 2.5 per cent higher than January 2025. The MLS® Home Price Index (HPI) composite benchmark price in the GEA was $415,000, decreasing 0.1 per cent from December 2025 and one per cent year-over-year.

Looking directly at real estate numbers from the City of Edmonton, there were 1,799 new listings, an 85.7 per cent increase from the previous month, and a 4.8 per cent increase year-over-year.
The City of Edmonton real estate market recorded 791Â sales in January 2026, a decrease of 13.4 per cent compared to activity in December 2025 and a whopping 33 per cent compared to January 2025.
“A wave of new inventory has hit the market for 2026, and with inventory levels already pretty healthy at the end of last year, it marks a transition to a more competitive year for sellers,” said Darlene Reid, 2026 Board Chair, Realtors® Association of Edmonton.
“Buyers looking to make a move in 2026 should consider getting on the property ladder now, if possible. There’s plenty of choice, less rush (with homes averaging 59 days on market), and they’re likely to get a better negotiation on price than if they wait until the market picks up in spring.”
