This Alberta city is seeing detached home prices jump by 20%

Home prices in many areas in Alberta are holding steady; however, one city in the province has seen its price of detached homes rise by a whopping 20 per cent year-over-year.

According to market statistics for December 2025 from the Alberta Real Estate Association (AREA), some spots in the province are seeing a jump in yearly average prices, while one city is really skyrocketing.

The detached average price for a home in Alberta sat at $602,339, with a 3.5 per cent increase year-over-year.

Looking at major cities in our province, Red Deer, Edmonton, Fort McMurray, and Lethbridge all saw a year-over-year increase in their average detached home prices.

The City of Lethbridge was the big leader of the pack, with the AREA reporting that the average detached home prices have risen by 20 per cent year-over-year, sitting at $502,790. The total residential average price rose by a total of 20.2 per cent year-over-year, coming to $469,057.

The communities that saw a year-over-year decline in their average detached home prices were Medicine Hat, Calgary, and Grande Prairie.

Overall in Alberta, the AREA stated that December saw a 7.1 per cent year-over-year drop in sales, with the biggest drops seen in row housing and apartments for the ninth straight month. New listings increased by 4.2 per cent year-over-year, and inventory increased 20.7 per cent year-over-year, up 18 per cent year-to-date.

The sales-to-new listings rose slightly to 98 per cent, and there were 3.51 months of supply in December, up 29.9 per cent year-over-year. Calgary and Edmonton are continuing to see a loosening of supplies, while Grande Prairie continues to have the tightest conditions in the province, having 1.27 months of supply. Medicine Hat held steady with 1.9 months of supply. All regions experienced year-to-date average price growth except Grande Prairie, which saw a decline of one per cent.
