What renting in Calgary versus Edmonton looks like right now

The outlook is pretty peachy Canada-wide. After a tumultuous few years of double-digit annual rent increases, it seems we’re finally getting some reprieve. The going explanation for declining rental rates is thought to be a mix of growing supply and lowering demand.

Canadian National Rent Index Y/Y Changes/Zumper

According to the latest Canadian Rent Report released by Zumper, rent for a one-bedroom in Calgary saw the biggest annual decline, with rent in Edmonton also down compared to last year.

That all sounds like great news for the budget-conscious, but what will it actually cost you to rent in Alberta’s two biggest cities?

Here’s a more detailed breakdown of what renting in Calgary versus Edmonton looks like right now.

Calgary

One-bedroom rent: $1,650 per month
This is about the same as last month but down 8.8 per cent compared to last year.

Two-bedroom rent: $1,990 per month
This is consistent with the previous month, and down 4.30 per cent compared to last year.

Edmonton

One-bedroom rent: $1,300 per month
This is consistent with the previous month, but down 3.70 per cent when looking at the same time last year.

Two-bedroom rent: $ 1,590 per month
Rent went down 0.60 per cent compared to last month, and is also 0.60 per cent lower compared to 2024.

It seems like Edmonton still wins over Calgary when it comes to affordability, but how does the rest of Canada stack up?

One-bedroom rent: $2,100 per month

While Atlantic Canada may have a reputation for affordability, Halifax, NS, is the fifth most expensive city to rent. One-bedroom rates climbed by a hefty 4.5 per cent compared to last month.

#4. Victoria, BC

One-bedroom rent: $2,160 per month

Victoria, BC, is holding its spot as the fourth most expensive city in Canada, with one-bedroom rental rates growing by 4.3 per cent.

#3. Toronto, ON

One-bedroom rent: $2,290 per month

It likely doesn’t surprise you that Toronto is on this list, but what might is that it dropped down to third place with one-bedroom rent decreasing by 0.4 per cent.

#2. Burnaby, BC

One-bedroom rent: $2,300 per month

Burnaby, BC, nabs second place with one-bedroom rental rates holding fast.

#1. Vancouver, BC

One-bedroom rent: $2,520 per month

Colour us shocked, but Vancouver remains the most expensive city in the country, with rent for a one-bedroom increasing by 0.8 per cent compared to last month.
