A 116-year-old Calgary building for sale used to be women-only

A restored 116-year-old building is for sale in Calgary for a whopping $4.3 million, and due to it being a heritage building, you won’t have to pay any property tax!
Located at 1324 1st St. SW in Beltline, the building was constructed in 1909 and extensively renovated in 2014, bringing everything up to code.
According to the Alberta Register of Historic Places, the building was constructed by James Findlay, a prominent druggist and businessman. Back when it was built, it was one of the best of its kind to be constructed in the city.

Originally, it featured 11 studio apartments and six two-bedroom suites complete with fireplaces. There was also a communal smoking room on the top floor.
Upon its completion, the building was exclusively inhabited by men until around the 1940s, when it became a popular space for women tenants.
By the mid-1950s, the building had become an exclusively female residence, which became a common feature in Canada after the Second World War, as women became more independent and wanted to live alone but with the security and company of other women.
The building remained a women-only residence until the 1970s. This apartment represents a rare example of the post-war trend of women-only housing in Calgary.
In 2014, the building underwent significant renovations, including brand new electrical, plumbing, sprinkler system, two boilers, two hot water tanks, a make-up air unit, flooring, kitchens, and bathrooms, and in 2017, the roof was repaired.Ā

Now, the building offers 22 units, with 18 one-bedroom units, one two-bedroom unit, and three bachelor suites. The units are roughly 300 sq. ft., making them a good space for more affordable rents in the heart of downtown.
It also comes with a communal laundry room, which comes with a Coinmatic washer and dryer.

A perk of this heritage building is the grants the City of Calgary may offer if the building has to undergo any restorations or rehabilitation, covering up to 50 per cent of the costs.
