Only one spot near Calgary is seeing detached home prices drop

Out of the many towns and cities near Calgary, only one saw its benchmark detached home prices drop in 2025.

The Calgary Real Estate Board (CREB) released its 2026 market forecast, and it revealed that the city of Airdrie was the only spot near Calgary to see its benchmark home price decline on a year-over year basis.

Airdrie saw a 1.61 per cent decline in benchmark detached home prices, falling to $629,717. The CREB says the decline in prices is due to the city’s increased supply. Airdrie recorded 3.28 months of supply, a nearly 90 per cent increase from 2024, as well as 3,012 new listings in the resale market.

Other spots around Calgary saw increases in benchmark detached home prices. Canmore saw the largest increase at 3.48 per cent, with benchmark prices rising to $1.7 million. High River followed with an increase of 2.94 per cent to $569,192.

Strathmore saw an increase of almost three per cent to $551,867, followed by Cochrane with a 1.42 per cent increase to $676,508. 

Okotoks only saw a 1.17 per cent increase to $698,508. Chestermere saw the smallest increase, only seeing a mere 0.02 per cent increase to $791,417.

Months of supply were up across the board. Strathmore saw the largest gain, up an impressive 123.40 per cent year-over-year, bringing its months of supply up to 4.20.

Looking at 2026, the CREB says increased housing supply in many surrounding areas is expected to bring more balanced market conditions and stabilize home prices this year. 

As for Calgary, the city’s benchmark price rose by 0.79 per cent, up to $752,767. Its months of supply also rose to 2.67, a 71.36 per cent increase from 2024. Despite the increase in supply, only one region in Calgary saw benchmark home prices below $600,000.
