Detached home prices are slipping in these spots just outside Calgary

If you’re on the hunt for a detached home but the prices in Calgary seem a little intimidating, several communities near the city just saw prices drop.
The Calgary Real Estate Board (CREB) released its May 2026 housing report, and it revealed that year-over-year benchmark prices for detached homes are down in multiple communities near Calgary.
Airdrie recorded the largest decline, with detached benchmark home prices falling by 5.8 per cent year-over-year to $605,600. It also saw a 10.9 per cent increase in inventory, with 519 homes on the market.
Chestermere followed, seeing a 4.3 per cent drop, bringing its benchmark price to $776,000. High River recorded the smallest decrease in prices, dropping by just 0.4 per cent to $577,300.

Strathmore was the only spot to post a gain, with detached home prices rising by 1.8 per cent to $572,600. While it saw a rise in prices, it was the cheapest market in the region.
On the other hand, Canmore was the most expensive, despite a 1.8 per cent decline in year-over-year prices. The benchmark price for a detached home there is sitting at $1,703,800. The mountain town saw a decrease in inventory levels, falling by 2.6 per cent, with 152 homes on the market.
Calgary itself recorded a 2.4 per cent decrease in detached home prices, with the benchmark price sitting at $747,800.
