Detached home prices have dropped the most in these Calgary areas

If you’re looking for a detached home in Calgary, prices are dropping all over the city, and two spots even saw declines of over six per cent.
The Calgary Real Estate Board (CREB) released its May 2026 housing report, and it revealed which parts of the city have recorded the biggest benchmark price drops over the past year.
As a whole, Calgary’s detached home benchmark price recorded a 2.41 per cent decline in year-over-year detached home benchmark prices to $747,800. The north east saw the largest decline, with detached home prices dropping by 6.96 per cent to $563,900.
East Calgary saw the second biggest decline, falling by 6.78 per cent to $489,100, which also made it the least expensive area of the city.
North Calgary followed, recording a year-over-year decline of 5.05 per cent, with the benchmark price falling to $647,200.

Each area of Calgary saw a year-over-year decline in prices in May, but the most expensive area in the city was the west, with the benchmark price falling by just 0.19 per cent to a whopping $1,005,200.
On a month-over-month basis, prices have increased across many parts of the city, with the southeast leading the way. It saw a 1.08 per cent increase in detached benchmark home prices, to $704,200.
Other home types, such as apartments, row-style homes, and semi-detached homes, also saw year-over-year declines in the month of May.
Apartments saw the largest decline at just over nine per cent to a city-wide benchmark price of $300,400, followed by row-style homes, which saw a decline of 6.4 per cent to $422,300.
