New 155-acre neighbourhood planned for northwest Calgary

A new community is set to take shape in northwest Calgary after Qualico Communities Calgary secured 155 acres for a brand-new neighbourhood.

The 155-acre site was acquired in a land deal that closed on June 1, 2026. It’s set to become Ammolite, joining a long list of communities from Qualico Communities Calgary.

The site sits on the northwest edge of the city near Rocky View County and falls within the Glacier Ridge Area Structure Plan.

Development of the new community is expected to roll out over the next four years, with multiple phases planned as servicing, approvals, and construction timelines align. 

“We are excited to see this land under contract and moving forward,” said Thilo Kaufmann, the vice-president of Qualico Communities Calgary, in a release

While the community may be new, the land has been on Qualico’s radar for several years, under an agreement that allowed the developer to advance design and approvals before the purchase. 

“During the pandemic, I met Jay Ruparell, a recently retired Calgary car dealership owner that had bought two large land parcels. We met at a local supermarket and agreed to Qualico placing the first parcel in northwest Calgary under an option agreement: that we would plan his lands to the highest and best use,” Kaufmann said. 

Qualico Communities Calgary has developed several communities in and around Calgary, including Cresmont View, Ambleridge, and Harmony in Rocky View County. 

This isn’t the only new community in the works for Calgary. A 153-acre site is being developed by Mattamy Homes in east Calgary.
