Calgary’s housing market shows signs of cooling heading into fall

Much like the weather, the housing market in Calgary is showing signs of cooling, with home sales and new listings both dropping compared to last year.
New data from the Calgary Real Estate Board (CREB) revealed that the city’s residential benchmark price was $566,700 in September, down nearly one per cent from September 2025.
A total of 1,650 homes sold in September, down almost four per cent from the same month last year, while new listings fell by 11 per cent year-over-year.
The city had 6,486 homes in inventory in September, down 6.3 per cent from last year, while the months of supply sat at 3.93.
However, the market is looking very different depending on the type of home, with detached and semi-detached homes showing a very different picture from apartments and row homes.
“The variation in market conditions between property types is related to where the supply was added. The construction boom over the past three years was mostly driven by gains in higher-density sectors, significantly increasing the supply of apartment and row-style homes,” said Ann-Marie Lurie, chief economist at the CREB.

Detached home sales were up four per cent compared with last year, with 896 homes sold in September. The benchmark price for a detached home was $739,400, down one per cent from September 2025.
Semi-detached homes also saw sales increase, with 163 sold in September, up five per cent from last year. Prices for semi-detached homes stayed steady, rising by only 0.1 per cent year-over-year to $685,200.

Row home sales dropped 18 per cent year-over-year, with 248 homes sold in September. The benchmark price for a row home was $412,400, down six per cent from last year.
Apartment sales also dropped, with 343 sold in September, down 14 per cent compared with last year. The benchmark price for an apartment was $291,400, down eight per cent year-over-year.
