Detached home prices have dropped in these spots near Calgary

If you’re looking for a detached home outside of Calgary, a bunch of spots have seen prices drop compared to last year.
The Calgary Real Estate Board (CREB) recently released its September 2026 report for the Calgary region, and it revealed which cities and towns are seeing the biggest year-over-year price drops for detached homes.
Calgary itself only recorded a one per cent decline in detached home prices, with the benchmark price sitting at $739,400.
Just north of the city, Airdrie saw the biggest drop in detached home prices, falling by 4.7 per cent year-over-year to $591,900. Prices weren’t the only thing down from last year; Airdrie also recorded a 12 per cent drop in sales, a 27.8 per cent drop in new listings, and a 16 per cent decline in inventory.

Cochrane recorded the second-largest drop in detached home prices, falling by 2.5 per cent to $657,600. Chestermere followed with a two per cent decline, with the benchmark price for a detached home now sitting at $753,000.
On the other hand, two communities near Calgary recorded an increase in detached benchmark home prices. Strathmore saw the biggest increase at 4.5 per cent, to $578,200. The town also saw a five per cent increase in inventory.
Canmore was the only other spot recorded to see an increase in detached home prices, rising by 0.9 per cent to $1,700,300, making it the most expensive community on the list.
