Calgary home prices cool a bit but are forecast to climb in 2026

Calgary’s housing market saw some cooling near the end of 2025, but a new report forecasts home prices will rise by the end of 2026.

Royal LePage released its Q4 2025 market update along with its market forecast for 2026, which showed that aggregate home prices in Calgary fell by one per cent year-over-year.

Single-family detached home prices dropped by two per cent from $808,300 in Q3 of 2025 to $792,100 in Q4. On a year-over-year basis, prices remained stable, falling by just 0.1 per cent.

Condominiums experienced a larger decrease, down 2.8 per cent year-over-year to $260,800. Sales in the city declined sharply, falling 15 per cent compared to the same period last year.

“This slowdown reflects a more balanced market, as well as typical seasonal patterns that usually see both buyers and sellers take a step back toward the end of the year,” said Corinne Lyall, broker and owner at Royal LePage Benchmark, in a release. 

As of Q4 2025, aggregate home prices in Calgary were $681,700, but Royal LePage expects that price to rise by the fourth quarter of 2026. 

“As seasonal conditions improve, market momentum is expected to build gradually heading into the spring,” Lyall added.

Royal LePage is forecasting the aggregate price of a home to increase by 1.5 per cent by the end of 2026, reaching $691,926.

The report also forecasted housing prices in nine other cities, and Calgary was among those expected to see the smallest increases in 2026.

Quebec City is set to see the largest increase at 12 per cent by the end of 2026, followed by the Greater Montreal Area, which is expected to see a five per cent increase.

Only two markets are forecast to see decreases in aggregate home prices: the Greater Toronto Area is expected to see a 4.5 per cent decrease, and Greater Vancouver is set to see a 3.5 per cent decrease.
