Detached home prices dropped the most in these Calgary areas

If you’re on the hunt for a detached home in Calgary, now might be the time to start looking.

The Calgary Real Estate Board (CREB) released its December 2025 housing report, and it revealed which areas in the city saw the biggest benchmark price dips, and two of them saw declines of over five per cent.

As a whole, the city’s year-over-year benchmark price for detached homes dropped by 2.63 per cent, to $726,900. The northeast saw the biggest drop, seeing a 6.44 per cent decline in prices to $573,700.

East Calgary saw the second largest decline, with a year-over-year decline of 5.80 per cent to $505,000.

Nearly every area of the city saw a decline in prices, except one. Northwest Calgary saw an increase of 1.28 per cent, bumping the price up to $769,600.

The city centre recorded the highest benchmark price at $946,800, but saw a 0.46 per cent decline in prices compared to last year. On the other hand, East Calgary has the cheapest benchmark price at $505,000.

On a month-over-month basis, the city’s total benchmark price dropped by 0.60 per cent, with the northeast seeing the biggest decline at 1.32 per cent. 

The only areas to see a month-over-month increase were the city centre and the northwest, which rose by 0.24 per cent and 0.18 per cent, respectively.

Other home types, such as apartments, row-style homes, and semi-detached homes, also saw year-over-year declines in the month of December. Apartments saw the biggest decline at 7.35 per cent.
