One city near Calgary saw a MAJOR housing market shift in 2025

After years of tight supply, one city near Calgary finally saw some relief in 2025, with inventory levels climbing much higher than they have in recent years.
The Calgary Real Estate Board (CREB) released its December 2025 housing report for the Calgary area, and it revealed that the city of Airdrie saw inventory rise to levels it hasn’t seen in quite a while.
“Following four consecutive years of exceptionally low inventory levels, 2025 saw inventory rise to levels not seen since prior to the pandemic,” the report says.
While sales remained in line with long-term trends, the inventory gain did raise the city’s months of supply to 3.58, meaning it would take just over three and a half months to sell all of the homes currently on the market.

Compared to this time last year, Airdrie’s benchmark price dropped by 6.2 per cent, down to $511,200. Sales were down by 15.8 per cent, with the city only seeing 85 sales in the month of December.
Inventory isn’t just up in Airdrie. The town of Cochrane also saw a significant year-over-year increase in inventory, jumping up by 51 per cent to 219 homes on the market in December.
According to the CREB, Cochrane’s inventory gain did not have a big effect on prices. “On an annual basis, the benchmark price in Cochrane was $578,325, nearly three per cent higher than last year.”
Okotoks also saw a year-over-year increase in inventory levels of 46 per cent; however, even with a slight gain in 2025, levels are still 30 per cent lower than its long term trends, keeping the market tight in the town.
