Detached home prices dropped the most in these Calgary areas

If you’re looking for a detached home in Calgary, some areas are seeing massive drops in year-over-year benchmark home prices.
The Calgary Real Estate Board (CREB) released its March 2026 housing report, which revealed what areas of the city saw the biggest benchmark price drops, with three of them seeing declines of over four per cent.
As a whole, Calgary saw a 3.30 per cent decline in year-over-year detached home benchmark prices to a city total of $7341,300. The north east saw the biggest decline, dropping by 7.13 per cent to $574,800.
North Calgary saw the second largest decline, with prices falling by 6.87 per cent year-over-year a benchmark price of $646,800.

Calgary Real Estate Board
On the other hand, west Calgary was the only area of the city to see a year-over-year increase in benchmark prices, rising by 0.69 per cent to $997,400.
West Calgary was also the most expensive area in the city. On the other hand, east Calgary recorded the lowest benchmark price at $504,500.
On a month-over-month basis, prices are increasing throughout the city, with the City Centre being the only area to record a decline in benchmark prices from February. West Calgary saw the largest month-over-month increase. Prices rose by 2.46 per cent.
Other home types, such as apartments, row-style homes, and semi-detached homes, also saw year-over-year declines in the month of February. Apartments saw the largest decline at 9.27 per cent to a benchmark price of $300,300.
