New hotel and retail coming to Lower Mount Royal in Calgary
A new mixed-use development could provide Calgary’s 17th Avenue commercial strip in the Lower Mount Royal area with a big street activation boost.

Arlington Group is pushing forward with a plan to turn the mid-block site at 829 17 Avenue SW — across from the newly redeveloped Mount Royal Village, The Royal and Tompkins Park — into an eight-storey building.
This so-called ‘Royal Park’ redevelopment will replace a number of older one- and two-storey commercial buildings.
There will be 12,000-sq-ft of retail and restaurant space on the ground and second levels and 62,000-sq-ft of hotel space within the upper levels, creating 110 hotel guest rooms.
Two underground levels will be used for vehicle parking.
The developer is aiming for a 2021 completion of the redevelopment.
