It’s a rare feat in the housing market as of late, as a home in White Rock sold for more than its assessed value. The final sale price has yet to be determined, but Zealty suggests it’s in the $10 million range.
The massive property boasts a range of luxurious features, and the home was reportedly sold on Oct. 1.
Located at 13790 Marine Dr., the six-bedroom, nine-bathroom home features 12,022 sq. ft. of space with 1.54 acres of land.
Land value makes up a majority of BC Assessment’s latest figure for the home. BC Assessment last valued the home at $10,510,000, with a land value of $7,310,000.

The current home was built in 2010 and was first listed on April 5 of this year for $14,388,000. That listing was terminated, and it was re-listed in June 2025. The initial asking price in the new listing was $13,488,000.
The previous property at this address was sold in 2005 for a fraction of the current asking price. In May 2005, it sold for $2.5 million.

The listing for the home describes it as a waterfront masterpiece with views that include the ocean, Mount Baker, and White Rock Pier.

After starting the first half of the year rather slowly, sales in the ultra-luxury housing sector have picked up. It’s less common to find a home in the White Rock region listed for this much.
As we mentioned earlier, this is the only home in White Rock that has sold for over $10 million in the last 24 months, according to Zealty. The closest was a home that sold for over $8 million in August of this year.
