West Vancouver 'Liminal House' listed for $24M more than assessed value

A West Vancouver home coined “Liminal House” has been re-listed for nearly $40 million after the previous listing expired on Jan. 1.

The property at 2642 Bellevue Ave. was listed for $39,980,000 on Jan. 5, the same amount it was initially listed for last July.

BC Assessment most recently valued the property at $15,508,000, around $24 million less than the asking price.

The West Vancouver home features 9,863 sq. ft. of space, with four bedrooms and six bathrooms. Total land offered is around 17,000 sq. ft. BC Assessment values the land at just over $9 million, a drop from the previous year when it was valued at just over $10 million.

The listing describes the home as a “brilliantly designed waterfront residence,” from Mcleod Bovell, an architectural firm.

It goes on to say that the home is “a rare example of high-performance construction, masterfully designed and situated on this uniquely positioned 16,684 sq. ft. beachfront property.”

“Liminal to encapsulate ideas that have informed the design process: namely, the feeling of inhabiting a transitory place; orchestrating movement through space; and dwelling in the moments between from and to,” the Mcleod Bovell website states.

“The project site straddles the interstice between a suburban residential neighbourhood and West Vancouver’s natural stony seashore,” the website adds.

Pictures reveal the stunning ocean views the home offers from various rooms, including the primary bedroom.

Other features include floor-to-ceiling windows, elevators that access all three levels of the home, automated power shades and a parking garage that fits up to six vehicles.
